How to Rent a Flat in Pakistan — Complete Guide for Tenants

Renting a flat in Pakistan can go smoothly or become a nightmare depending on how carefully you approach it. This guide covers everything a tenant needs to know.

Start With a Clear List of Requirements

Before searching, write down what you need: bedrooms, maximum rent, preferred area, parking, and any essentials. Being clear saves you from wasting time on unsuitable visits.

What to Check During a Visit

Check water supply hours and whether there is a storage tank. Test gas pressure on the stove. Test all switches and sockets. Look for seepage stains on ceilings and walls. Check door and window locks. Visit at different times if possible to assess noise levels.

The Rent Agreement

Always insist on a written agreement. It must clearly state: monthly rent and payment date, tenancy duration, security deposit amount and return conditions, which utilities are included, notice period required from both sides, and rules about subletting and alterations. Read every line before signing.

Security Deposit

Most landlords ask for one to two months rent as deposit. Get a receipt. Ensure return conditions are written in the agreement. The deposit should be returned at end of tenancy minus legitimate deductions for damage beyond normal wear.

Document the Condition on Move-In

Take photos or video of every room on the day you move in. Document any existing damage and share it with the landlord by message. This protects your deposit when you move out.

Red Flags

Watch for: landlord refuses a written agreement, unusually low rent compared to the area, seller cannot show ownership proof, and pressure to pay before seeing the property properly.
